Mortgages on leased land

Cottages & Cabins

Buying a home that is lakefront or within a park in Manitoba can sometimes mean that it is on leased land. Basically, what that means is, you can own the house, but you lease the land it sits on. Mortgages of this kind can be quite complicated, and not all financial institutions will do them. However, here at Compass, our lenders specialize in these types of mortgages and can streamline the process.

Mobile Homes

Similarly to a Cottage or Cabin located in a park, a mobile home situated in a mobile home park is also considered to be on leased land, since you own the mobile home but you rent the land it is situated on. A lot of financial institutions will not do mortgages on mobile homes anymore, or they do them only as a loan, which limits your ability to access the lower interest rates and benefits of a mortgage. Here at Compass we recognize the importance of a financial institution that meets the needs of its members and proudly offer mortgages for mobile homes.
